Let me tell you something I’ve learned the hard way.

There were seasons in my career when I thought the smartest investor in the room was the one moving the fastest.

Deals everywhere.

Sellers getting nervous.

Prices softening just enough to feel like “opportunity.”

And every instinct says: Deploy capital. Don’t miss it.

But after living through 2001… through 2008… through tightening credit cycles and refinancing windows that slammed shut overnight… I learned a lesson that changed how I invest forever:

Cash isn’t lazy. Cash is leverage.

And in 2026, that leverage is power.

I’ve Seen This Before

When markets start to soften, they rarely collapse in one dramatic move.

They drift.

You see small price cuts.

You hear brokers whisper about motivated sellers.

You notice lenders quietly adjusting terms.

It feels like the bottom might be near.

That’s when investors start swinging.

And that’s usually when the market still has more resetting to do.

I’ve made moves too early before. Most serious operators have. What happens?

  • You buy at what looks like a discount… and 90 days later the real discounts appear.
  • You tie up capital in a deal that works… but barely.
  • You lose the ability to act when true distress hits.

That’s not strategy. That’s impatience dressed up as confidence.

What Liquidity Really Gives You

Liquidity does three things that most investors underestimate.

First  it gives you negotiation strength.

When you can close without drama, sellers listen differently. Certainty has value in uncertain markets.

Second  it gives you timing flexibility.

You don’t have to chase the first dip. You can wait for real value. The best buying windows usually come after the first wave of pain not before it.

Third  it protects your downside.

If rent growth slows. If insurance jumps. If financing tightens again. You’re not forced into decisions.

You stay in control.

And control is everything.

2026 Is Not a “Rush” Market

This isn’t 2021.

Debt isn’t loose.

Refinances aren’t automatic.

Exit caps aren’t guaranteed.

In this environment, liquidity isn’t about sitting still.

It’s about positioning.

At NNG Capital Fund, whether we’re executing value-add multifamily in Central Georgia or developing ground-up residential projects in Northern New Jersey, we don’t deploy capital just because it’s available.

We deploy it when:

  • The margin is real
  • The risk is stress-tested
  • The downside is protected
  • The exit is flexible

That philosophy didn’t come from theory.

It came from cycles.

The Strategic Investor Thinks Differently

In my book Hybrid – The Making of a Strategic Real Estate Investor, I talk about becoming a hybrid investor someone who balances offense and defense.

This is one of those moments.

There are investors right now chasing skinny deals because they want to feel active.

Then there are investors strengthening their balance sheets, building reserves, and waiting for asymmetric setups.

One group is reacting.

The other is preparing.

Here’s the Part Most People Miss

Liquidity doesn’t mean you stop investing.

It means you become selective.

It means saying no more often.

It means understanding that capital preserved today is opportunity multiplied tomorrow.

Some of the biggest wins in my career didn’t come from the first wave of opportunity.

They came from being patient enough to strike in the second.

A Question Worth Asking

If the market softens another 10–15%…

Will you wish you had moved faster?

Or will you wish you had more liquidity?

That answer determines whether you’re operating emotionally  or strategically.

If you’re an accredited investor evaluating how to position capital in this cycle, the real question isn’t “Where can I move right now?”

It’s:

“Where is my capital protected, structured intelligently, and positioned to move when true value emerges?”

That’s how we think at NNG Capital Fund.
