I’m going to say this plainly: North Jersey is setting up for a strong fix-and-flip window in 2026, but only for investors who execute like pros.
Here’s what I’m seeing.
Rates are finally giving buyers (and flippers) some breathing room
The Fed lowered the upper end of the Fed Funds target to 3.75% on December 11, 2025, and the report shows 30-year mortgage rates around 6.06%, down from prior highs near 7.79%.
That matters because it pulls buyers off the sidelines. Not all at once, but it starts the momentum.
But buyers are still picky, and that’s the opportunity
Contract activity softened late in the year, down 2% year-over-year in November and December, and 2025 ended slightly down overall (-0.5%).
That tells me one thing: mediocre renovations are not getting rewarded. Buyers are selective. They’re not buying “potential.” They’re paying for certainty.
My 2026 fix-and-flip thesis
This is exactly where we operate best: luxury single-family fix-and-flips in Morris, Union, Essex (and Bergen) markets where buyers are willing to pay for a clean, turnkey lifestyle upgrade.
So what do we do?
- We buy where demand is deep (not just where deals “look cheap”).
- We renovate with intention: layout, light, kitchens, baths, and premium finishes that feel custom.
- We exit with precision: staging, marketing, presentation, because in North Jersey, the final 10% of polish is where the profit lives.
